When it comes to the mix design of the sealer we apply to your parking lot, Daniel B. Krieg, Inc. always follows the manufacturer's recommended mix design. We use sand in our mix to reduce sun glare and improve wearability and skid resistance. MasterSeal™ Asphalt Emulsion Sealer

MasterSeal™ is a commercial asphalt emulsion sealer that meets ASTM D8099/D8099M-17 standards for pavement sealing. MasterSeal Concentrate mixes with water and aggregate to create a specialized formula that beautifies and protects pavements from damage caused by water, ultraviolet (UV) rays, salt and harmful chemicals.

Our Professional Sealcoating Process

Every sealcoating project with our team begins with a free estimate. During this initial consultation, we'll provide a list of the necessary costs and explain the scope of the project in more detail. We'll also settle on a time and date that suits your schedule.

Our sealcoating service involves various steps to gain the best outcome, namely:

1. Preparing: We begin the process by trimming and removing grass and dirt at the edge of the parking lot pavement to ensure that we can sealcoat up to the very edge of your pavement.


2. Cleaning: Next, we use our specialized equipment to clean the pavement and ensure there is no dirt or mud on the asphalt. It is crucial the pavement is cleaned thoroughly, to ensure the sealcoat material will adhere properly. We use robust cleaning equipment: 13 HP walk-behind blowers, rotary brooms, turbine blowers and ride-on sweepers.


3. Crack Filling: If your pavement has minor cracks, we'll clean them with 185 CFM compressed air, then fill them with a hot rubberized PennDOT-approved crack filler material. The material is applied using a 400-gallon oil-jacketed kettle and pressurized wand. Please note that more severe cracks may need to be removed or replaced.


4. Coating: To enhance the sealer's adhesion, we will apply a primer to any oil or grease spots.


5. Barricading: Safety comes first, so we close the area off to traffic and pedestrians to ensure they steer clear of the wet sealer. We recommend that you warn the relevant people beforehand to prevent inconveniences.


6. Sealcoating: After the proper preparation, we apply two coats of sealer with our specialized spray applicators. Our team will apply the sealer by hand around the edges to avoid any overspray and to provide clean borders.


7. Painting: Lastly, we will paint parking lot lines over the existing ones to ensure your asphalt parking lot looks as good as new.

Ideal Conditions to Achieve the Best Results

Our team takes every precaution to ensure optimal results. That's why we wait for ideal weather conditions to apply the sealcoating material. We'll need to check that no rain is predicted on the day of your appointment and ensure the temperature is above 60 degrees Fahrenheit. We can only work on dry surfaces, so it is best to avoid using sprinklers or fertilizer near the parking lot before your appointment.
