Things to Ask Before Hiring a Commercial Seal-coating Contractor
Daniel B. Krieg, Inc. has been Central PA's trusted pavement maintenance expert since 1933. Our advanced equipment allows us to complete projects efficiently, and our asphalt sealer continues to outperform and outlast other sealers year after year.
We understand that choosing a sealcoating company for your parking lot project can feel overwhelming. We want you to be educated on what questions you should ask sealcoating contractors when making your decision.
It is important to ask contractors all of these questions (outlined below) because there are many different ways to sealcoat, and many different types of sealer material that can be used. Unfortunately, some sealcoating contractors cut corners by diluting their material with too much water, only applying 1 coat of material, employing inexperienced & cheap laborers, or by not carrying insurance. Don't let this happen to you!
At Daniel B. Krieg, we are a fully-insured, PennDOT prequalified sealcoating company with an A+ rating from the BBB and over 80 years of experience. We are proud to be named a Top 75 Sealcoating Contractor in the U.S. by Pavement Maintenance Magazine in 2015 and 2016. Call us at 1-800-334-4929 for a free quote on your parking lot project!
As a family-owned business, we understand that you are interested in getting the lowest price. However, when it comes to your pavement, you get what you pay for! We work very hard to keep our prices as competitive as possible, but our number one priority will always be to use the highest quality and longest lasting material, even if that means we have to charge more than other companies who use a lesser quality material. Just remember:
"The Bitterness of poor quality remains long after the Sweetness of Low Price is Forgotten."
Important Questions to Ask a Sealcoating Contractor
A dependable, high-quality sealcoating contractor will jump at the opportunity to answer your questions and demonstrate their level of experience and professionalism.
Here is our list of the most important questions to ask a sealcoating contractor.
How much experience do you have?
When it comes to sealcoating, experience is extremely important. How long has the contractor been in business? Can they provide a project portfolio of jobs they have completed? Can they provide a list of references?
By choosing a contractor with experience, you can feel confident that your parking lot is in good hands. If a contractor has many years of experience, this shows that they have built up a strong base of satisfied customers. At Daniel B. Krieg, Inc. we have 80+ years of pavement maintenance experience and thousands of satisfied repeat customers.
What is your Better Business Bureau rating?
The Better Business Bureau exists to make sure consumers are protected from false claims and low-quality business practices. Simply put, if a company does good work, there shouldn't be any warnings from the Better Business Bureau.
That's what makes the Better Business Bureau so effective. If a company has an outstanding rating, they won't hesitate to brag about it. However, if their rating is less-than-stellar, they won't be very forthcoming if you ask them.
Do you offer free estimates?
An estimate should serve as your first step towards working out a contract that's both fair and transparent. A reputable sealcoating company will provide you with a FREE estimate. Call us today at 1-800-334-4929 for a free quote on your parking lot sealcoating project!
Can you itemize your bid or contract?
A good sealcoating contractor isn't afraid to be transparent with their bid. This will allow you to follow their work closely, and if something does change, to ensure that the change is reasonable.
Some sealcoating companies prefer to offer you a flat bid without giving you the details of how they got to that number. This is a trick used by contractors to potentially pad their labor costs or hide their own savings on materials.
If a contractor is afraid to share all relevant information, that's a bad sign. At Daniel B. Krieg, our quotes are detailed & itemized, so you can see exactly where your money is going.
Who are your suppliers?
The relationship between a contractor and their suppliers is important. A sealcoating contractor should use a sealer that can stand up to weather, traffic, oil spots, and UV damage. If a contractor uses a subpar sealer, no amount of perfect application will increase the sealer's durability.
You want to find a contractor that stands by the sealer they use. Ask a contractor exactly what type of sealer they use, how long they have been using it, and why they choose to use that specific sealer. There are "new" sealer products being introduced to the marketplace every few years, so you will want to make sure that the sealer has a history of proven performance in the industry.
While you may not be immediately familiar with the materials being used in sealcoating application, by simply asking the question, you can learn a lot about how knowledgeable a sealcoating contractor is about their industry. A reputable sealcoating contractor will be able to explain the pros and cons of different types of sealers, and will be able to justify why they use a certain sealer. The contractor should also be able to provide you with literature about the sealer they use.
At Daniel B. Krieg, we proudly use GemSeal© sealer products. For over 60 years GemSeal© has proven itself as the leading manufacturer of sealers. Their rigorous quality control program and precise manufacturing process ensures a high quality, durable, and long lasting sealer to protect your parking lot.
What is your mix design?
This is one of the most important questions you can ask a sealcoating contractor. Some contractors dilute their sealer with too much water in order to save on costs and keep more money in their own pocket. However, a sealer's mix design should never include more than 40% water. Also, it is important to make sure the sealcoating contractor uses sand in their mix design for skid resistance, reduced sun glare, and improved wearability. A reputable sealcoating contractor will be able to supply you with their mix design without any hesitation. At Daniel B. Krieg, our mix design is clearly stated on all of our quotes.
Can you direct me towards some satisfied customers?
Just as a good contractor is quick to discuss their partnerships with suppliers, they will also be quick to share details about other jobs they have done. This is especially true of commercial-grade sealcoating contractors. Since their satisfied customers are other businesses, they can easily connect you and even give you the location of an local job they have recently completed.
Pay especially close attention to any business that the contractor can claim as a repeat customer. Not only did that business leave the first job satisfied, but they returned to the contractor again for additional work. This is perhaps the best endorsement a sealcoating contractor can receive.
Thanks to our repeat customers, Daniel B. Krieg remains the top sealcoating contractor in the area. As our satisfied customers continue to refer us to other businesses, we continue to grow every year!
Are you fully licensed?
Don't be afraid to ask for proof of licensing and make sure you investigate the validity of the licensing that they claim to have.
Daniel B. Krieg is a fully licensed, insured, and PennDOT approved contractor.
Can you give me a firm scheduling commitment? ?
This is a tricky one in the world of sealcoating. Sealcoating application can only be done when it's warm and sunny out. That means applications are done seasonally and are contingent upon the weather forecast.
A sealcoating contractor will discuss your business' hours with you, and work with you to schedule a day(s) that works for your business. However, a contractor cannot control the weather. If there is rain in the forecast, or if it is an especially cloudy or windy day, sealer should not be applied. If weather does become an issue, a good contractor will work hard to get your job rescheduled & completed as soon as possible.
It is important to remember that even the most reputable sealcoating contractors can run into trouble when successive days of rain wreaks havoc on their schedule. However, a good contractor will stay in communication with you so you can work together on rescheduling your project.
You should always be wary of "too good to be true" schedulers. If a contractor says they will honor their commitment, rain or shine, you shouldn't trust them. You cannot do a good job with a sealcoating application "rain or shine." If they are committing to doing it quickly regardless of the weather, then they aren't committed to doing it right. Any contractor who is willing to sealcoat your parking lot when there is rain in the forecast is putting your project at risk.
